True Story: Sunday morning at 11am Mike and Diana visited the open house of a Venice condo that had just gone on the market the previous day. They fell in love with it and immediately placed a call to their real estate agent. The agent did not answer or return their many calls throughout that day. Finally, at 7:00pm they called me (the listing agent ) to see if it was still available. They were pleased that I answered the phone. However, they were not so pleased to learn that another couple had visited the open house shortly after them and asked me to write up their offer. The contract to purchase was fully signed by all parties at 5pm that Sunday.

Moral of the story: Make sure that the Realtor you choose to represent you is as focused on your success as you are. Part time, 9 to 5, weekday only agents may not be there when you need them. 

Needless to say, Mike and Diana immediately fired that agent. It took another month or so, but we found them a suitable replacement.
